How does this work?

If you have bad/ no credit or a complicated rental past, we’re here to help! Simply submit an application and we will review it. Your application will not be reviewed unless the $50 application fee is paid. Next, we will determine if you financially qualify for the program. There is a separate screening company that we use to verify your monthly income amount. There is a $25 fee paid directly to the screening company for this.

Once income screening is approved, we will reach out to your chosen apartment community to confirm availability and see if they accept corporate applications. You will receive an invoice to submit your deposit amount once we receive the application requirements from the apartment community. Once your payment is received, just sit back and wait for approval. We will contact you when it's time to sign your lease and submit your remaining balance.

Whose name will be on the lease?

Our company will be the leaseholder for the second chance lease and you will be listed as an occupant on the lease agreement.

How long does this process take?

We always suggest that you allow 5-10 days to complete the entire process, however, some applicants for no credit check apartments or second chance leases have been placed in their apartment in as little as 72 hours. Please allow time for the leasing office to process all documents.

How much does this program cost?

There is a $50 application fee. The price of our service is equal to 1 month's rent for the unit for which you are approved. (i.e. if the unit is $1000, our fee is $1000). We require you to pay for income screening which is $25 (paid directly to the screening company) and a deposit of $500. This deposit will go towards your balance of the service fee. We will refund you 100% of your deposit if you are not approved.

Remember: Equality Leasing Solutions' pricing and the apartment community's pricing are completely separate. When you're paying us, that payment has nothing to do with your application/move-in fees due to the apartment community.

I can't afford this program, are there other options?

YYes, we can refer you to a separate company that may be more affordable. simply complete an application and our registration agents will point you in the right direction.

Who will I pay rent to?

Equality Leasing Solutions pays rent on the first of each month. You will make your monthly rent payments for your second chance apartment directly to our company.

What happens if I don't pay my rent on time?

You will be liable for a 10% late payment fee, plus $10 for each day that the rent is not paid. It is imperative that you pay your monthly rent on time each month. Rent payments are due on the 1st of each month - no exceptions.

Do you report to the credit bureaus?

Yes! You can now build good credit and rental history by staying on track with your rent payments. We will report your monthly payments.

Is this legal?

Yes. This is completely legal and many of the corporations who offer these services have been doing this for years. We will always remain honest about the process and work as quickly as possible to expedite your move.

What if I am not approved for the program?

Please only apply for our program if you earn at least three times the monthly rent of the unit you wish to apply for and have a clear background. Our $50 application fee is not refundable. Second chance leases are a great way to recover credit and build a good rental history so you can apply for apartments on your own in the future.

What if the application to the apartment community is not approved?

It is a very rare case for our application to the apartment community to be denied once we have approved you to move forward with the program. If for any reason the application has been denied, we will refund 100% of your deposit payment ($500).

What do I need to apply?

A valid ID and valid proof of income. You must make three times the monthly rent of the unit you wish to apply for. You must pass our income screening to move forward with the program.

What are the requirements?

Anyone applying must have a clear background, a valid form of ID, and be able to afford the rent for the apartment unit. Furthermore, the apartment complex that you are applying to must accept corporate applications (we will confirm this for you).
